P.A. Properties welcomes new era, marks its 26th year in the industry
Resilience and innovation from a real estate perspective
San Pedro City, Laguna – After celebrating its silver anniversary last year, Laguna’s home-grown leading developer of affordable housing, P.A. Alvarez Properties and Development Corporation (P.A. Properties), welcomes another era in the business with this year’s anniversary theme and battle cry – Resiliency and Innovation in Action at 26.
“From natural calamities to the global pandemic, 2020 is undoubtedly the most challenging year for all of us. Our history as a company has shown that the more we are challenged, the more we are eager and motivated to conquer anything. I encouraged our employees to put more gas in our tank so that our business will continue to run and to bring back normalcy to our business the soonest,” P.A. Properties Chairman Bing Alvarez expressed his sentiments about the anniversary theme.
It is no secret that the economy of the Philippines suffered a major blow and P.A. Properties wasn’t an exemption from this year’s challenges. To mitigate the impact, Chairman Bing Alvarez shared that the company observed the implementation of the previous Bayanihan to Heal as One Act and being one with the Filipinos and their struggles, “we offered discounts to prompt buyers and also big discounts for our Ready-For-Occupancy (RFO) units for cash buyers to generate cash.” While this has a negative impact on the company’s margins, P.A. Properties President Jonathan Lu would like to look at the silver lining in PA’s previous experiences in dealing with adversity. He affirmed that “these taught us many lessons and pushed all of us to always think outside the box in solving our problems. We had to adapt to the new normal and to introduce new ways of selling our products. We also had to satisfy the new demands for housing designs that provide enough space to work from home.”
While the nation is still on its recuperating process, this has allowed P.A. Properties to explore and adapt to the challenges the new normal brought. P.A. Properties Chief Operating Officer Rey Ascaño mentioned “to provide better quality service. We made sure that our services are one tap away with our mobile applications and easy payment schemes, making bill payments, and home reservations convenient during these trying times.” The company stayed connected with its stakeholders and maintained a high level of service with the help of readily available digital tools and mobile applications.
This December 2020, P.A. Properties will be celebrating two major milestones – the topping off of Emerald Building at East Residences Ortigas Phase 2 in Pasig; and the much-anticipated groundbreaking ceremony of Idesia Lipa – its 4th project with JV partner – Hankyu Hanshin Properties Corp. of Osaka, Japan.
Idesia Lipa is the second JV project with P.A. Properties’ Japanese partner and one of the two big projects in Batangas. Located at Brgy. Inosluban in Lipa City this is a 11-hectare township project that will offer more than 747 units. While the company’s NuVista Lipa spans about 50 hectares in Brgy. Antipolo del Norte and Anilao in Lipa City having three projects: NuVista Homes Lipa with almost sold-out 1,022 units, NuVista Homes Lipa Phase 2 that offers 399 units and NuVista Lipa that offers 1,008 units with prices ranging from P450,000 to P3.018 million.
As established throughout the years, P.A. Properties never forgets to give back and allot a portion of their company’s resources to help the ones who are in need. P.A. Properties aided 950 residents of Bauaun, Lipa in Batangas and Dasmariñas in Cavite from the previous Taal eruption in January and just this recently last Nov. 18 – 17, the company organized Typhoon Ulysses Relief Operation at Brgy. San Roque, Brgy. Cuyab, Brgy. Landayan and Brgy. San Antonio helping more than 1,000 residents of San Pedro City Laguna. Aside from these, one of the most significant CSR Activity P.A. Properties has done is their donation of a 1-hectare property to the City Government of Cabuyao in Laguna. With its main building named after P.A. Properties founder, Pelagio Alvarez, the 150 in-patient hospital offers complete hospital services, from emergency medicine to intensive care. During the Enhanced Community Quarantine, the hospital was utilized as an isolation facility for COVID-19 patients from Cabuyao and nearby towns.
P.A. Properties remains solid with its stakeholders despite this year’s major challenges. “We continue to plan for 2021. We need to carry on with our plans so that we can continue with the business and meet the needs of our stakeholders as well.” President Jonathan Lu said. Now, P.A. Properties embarks on the next phase of its home building journey with renewed vigor – its resilience and innovation further honed by the challenges of 2020.

Two P.A. Properties communities situated in the bustling cities of Calamba, Laguna and Lipa, Batangas, namely St. Joseph Homes Calamba and NuVista Homes Lipa has its prime model unit “Marya”. It is a lofted house with a regular floor area of 32sqm and 36sqm of lot area (54sqm in corner lot).
What makes Marya uniquely beautiful is the house structure itself. It definitely shines from the rest of P.A. Properties’ model houses. Here are some captivating reasons why you should get a Marya today:
1. Open space is open living
Lofted unit is an open space with enough room for all your necessities and at the same time a perfect place to create a nook of your own. Having Marya can give you an opportunity of an open living – where you can safely relax on your couch while watching your kids or loved ones. Through this, living here can make you and your family more bonded and fun.
2. A world of aesthetics and creativity
Have you ever imagined living in the same feel of house from your favorite K-dramas? Then you’ll know exactly what aesthetic and feels to go through when you get your new keys of your own Marya. With its generous space and perfect for open living as we mentioned on the first reason – Marya can give you a blank canvas for all your creative ideas.
In Marya’s space saving unit, you can try unique wall finishes and innovative furnishings, like staircase cabinets, pull up bookshelf cabinet or a sofabed that will never go out of style.
3. Resources-friendly
Consume less electricity during the day by opening your windows and allowing the natural light to enter your home. Given Marya’s floor plan, high ceiling and vast wall spaces, it is more likely to reduce the light bulbs in your home. Share the lights with all the parts of your house with these resources-saving.
Whether you are a young professional or a starting or growing family – Marya is definitely for you. The best investment where you can shelter your worries and fears, and a home that is accessible to your needs.
